If you are buying acreage intending to subdivide the property for re-sale an engineer can be very helpful. A subdivision requires government approval and there can be numerous conditions imposed. The engineer will have knowledge of the type and cost of conditions which arise. If it looks like development of the property will be onerous or very expensive its important to know that before you buy. This same thing is true for Sellers. A property that can be subdivided is worth more money than a single, non-dividable parcel. As a Seller you may not know how many subdivided lots are possible or what the costs would be. A competent engineer with experience and local knowledge can answer those questions. Having those answers in advance to give to prospective Buyers will enhance the marketability and value of your property. An engineer may also be useful as an inspector for a home. Sometimes there are circumstances that require special knowledge and training. For example, a home on a steep slope with erosion around the foundation or under a deck may need extensive improvements and strengthening. An engineer can figure out what needs to be done and how much it might cost. Or, if there is a concrete retaining wall or bulkhead that needs extensive repair the County government may require a building permit for the work and it may also require engineering work to ensure that the job is designed and done correctly. Choosing an engineer is like all the other choices of professional services. Referrals from knowledgeable sources are best. However, engineers are licensed professionals who belong to varying organizations and groups. Different engineers have different areas of expertise and background. When you meet with an engineer ask about those things. Be sure to choose someone who is respected in the community and who has a good working relationship with the County Building Department and County Public Works Department. (It doesn't hurt to call those departments and ask them.) Engineering fees are expensive and they vary quite a bit. Be sure to ask about the cost of services and get a clear picture of exactly what is included in the price you are quoted. Your agreement with the engineer should be in writing. |
